From 30th November 2026, Awaab’s Law will extend beyond damp and mould to cover a much broader range of significant hazards in social homes.
Alongside damp and mould, Phase 2 brings the following hazards into scope where they present a significant risk of harm:
❄️ Excess cold
🌡️ Excess heat
⚠️ Falls on the level, including falls on stairs and between levels
🏚️ Structural collapse
🔥 Fire and explosions
⚡ Electrical hazards
🚿 Domestic hygiene, including personal hygiene and food safety
The requirements around all emergency hazards also continue to apply.
For providers, this makes preparation for Phase 2 about much more than reviewing damp and mould processes. The updated guidance places considerable emphasis on how hazards are identified and triaged, understanding individual tenant circumstances and vulnerabilities, keeping accurate records, communicating with tenants and ensuring the right investigation and action happens within the required timescales.
