Lifeline systems on PDPLs

Hi, We have a number of hardwired schemes with single UACs about to go onto PDPLs by BT/Openreach. We have a plan in place for the long term Digital Switchover project but has anyone experienced any issues on PDPL UACs using old Tunstall equipment? We have Comunicall in our buildings and have not yet installed a Tunstall IPC/UDC. Just looking for any things to be aware of when that UAC goes over to PDPL without a switch or a digital system in place?

Bereavement Leaflet / Next Steps

Hi I am looking at producing a next step guide following a bereavement for families to enable them to know the next steps when their loved ones passed away, things like notice periods, gas electric readings, emptying properties, who to contact  etc also signposting to support if required  just wondering if any one has anything similar ?Thank You

Support for new residents who have been recently homeless

At several erosh network meetings last year we discussed the challenges associated with an increased number of individuals with recent experience of homelessness (sometimes with complex needs including drug/alcohol issues) allocated to independent living/sheltered & retirment housing schemes/services which are not necessarily designed to meet their needs. In Wales, the Homeless and Social Housing Allocation (Wales) Bill could have significant implications including for example an increase in the number of individuals with recent experience of homelessness allocated to independent living/sheltered & retirement housing schemes and the need to provide more support to enable them to retain their accommodation.

We have explored the issues and challenges involved but I am wondering if anyone has good practice to share about how they have effectively supported/are currently supporting an individual with recent experience of homelessness. Any success stories or successful strategies that you would be willing to share?

Government Warm Home Discount – Extra Care Housing

Our residents in Extra Care have been receiving letters advising them of the Warm Home Discount scheme. In Extra Care housing, residents pay for their energy in one of two ways;

Type 1; Personal electricity is sub-metered and residents pay a blended rate (a reduced unit rate due to solar gain) for their personal consumption via a billing agent and not an energy supplier. Residents pay for personal heating, communal heating and communal electricity via service charges and therefore, do not receive supplier bills for this.

Type 2; Residents pay for personal electricity, personal heating, communal heating and communal electricity via service charges. These payments are made to the housing provider and not the energy supplier.
We have spoken with the Warm Home Discount scheme directly for advice and have been informed that, as Extra Care residents do not have an energy account, they are not eligible for this scheme.

Do members know of any way in which our residents could apply for this scheme as it feels that they are missing out, or whether there was an alternative scheme.

Additional Household Members in sheltered and safeguarding of the community

Hi,
Can I ask what others processes are when a sheltered secure tenant, or leaseholder, wishes to move in another person and it wouldn’t constitute overcrowding?

For example, a tenant wishes to move in a partner as a household member, but that person is currently in prison or has a forensic history which could pose a safeguarding risk to other residents?

We’re thinking of putting in a mini application process along with an appeals procedure for tenants wanting to do this and wondered if anyone else has anything similar in place?

Extra Care – Renewals Costs

As an Extra Care provider, we have two large projects ahead of us. Firstly we are looking to upgrade/replace our community alarms in our Extra Care schemes as part of the digital switchover. Secondly, we need to replace communal carpets within the schemes. I would like to ask other housing providers, whether they have passed these costs onto tenants (for example; via service charges)? Or whether these costs are absorbed by the housing provider/association?

Fire safety and fire plans

What processes do they have if there’s a fire inside a flat and the person evacuates to the stairwell, but can’t use the stairs due to mobility issues.

Do you have an emergency call system that they activate so you are aware of where they are located?

If you do, what system is it?

Is it the same system as the telecare system installed inside the flats?

Separate emergency green box voice system that rings a telephone at reception or does it divert to telecare?
